WHO I AM AND WHAT I DO

M K Plumb Building Services was founded in Stowmarket in 1985, and everyday I’m inspired by the projects I get to work on. I have been building houses and  extensions, as well as providing plans for clients since 1985. I have lived locally all my life and know the area and people well. I am now putting all my efforts into the drawing side of the business, from the initial survey, planning application, to the final working drawings, giving clients all they need to achieve there dreams.  My goal is not only to create beautiful structures, but to improve the way we live. I’m passionate about people and spaces, and I always design with functionality in mind.

ESTIMATE & COSTS

My initial visit usually takes around an hour. During this time, I get a chance to look at your ideas and find suitable solutions. I can offer advise and come up with an initial design. I would then go away and email you with an estimate for my services. Once you are happy with the costs, I would return to take all necessary measurements and photographs in order to proceed. 

The initial site visit is free of charge.

For an average extension, the Planning Application Fee is £206 and is exempt from Vat, plus a Service Charge of £26.83 plus Vat. Once the Planning Application has been prepared and submitted, the Planners take between 6 to 8 weeks to make a decision and hopefully grant Planning Permission.


Extra charges would be incurred for projects in Conservation Areas, for Listed Buildings or whether we need to contest a Planning Refusal for example. All extra work is charged at £35 per hour plus Vat.


If your extension falls within Permitted Development, then a Planning Application may not be required. In this situation, you would have 2 options. 

I would design and prepare the drawings for your proposed extension.

These would be suitable for you to get quotations for your project.

Building Control would then either let you continue construction under a Building Notice or ask for Full Plans Approval, along with Specifications, which would need to be agreed before commencement.


As soon as Planning Permission has been Granted, the Working Drawings can be produced along with the Building Specifications for your Builder and Building Control. The Building Control fees vary, depending on the specific project and are paid separately by yourselves. 


If required, I can also offer an estimated cost of the proposed work, which would hopefully help keep the design within your budget.
