Estimate

My initial visit usually takes around an hour. During this time, we get to discuss your ideas and find solutions. I can offer advise and hopefully come up with an initial design. I would then go away and email you with an estimate. Once you are happy with the costs, I would return to take all necessary measurements and photographs in order to proceed. 

The initial site visit is free of charge.

For an average extension, a Planning Application fee is £206 and is exempt from Vat, plus a Service Charge of £25 including Vat. My drawings and preparation of the Planning Application usually work out at around £500 plus Vat. Once the Application is Prepared and submitted, the Planners take between 6 to 8 weeks to make a decision and hopefully grant Planning Permission.

Extra charges would be incurred for projects in Conservation Areas, for Listed Buildings or whether we need to contest a decision for example. All extra work is charged at £30 per hour plus Vat.

As soon as Planning Permission has been Granted, Working Drawings can be produced along with the Building Specifications for your Builder and Building Control. The fees for Building Control vary, depending on the project. 

These Drawings and Specifications usually work out around £500 plus Vat.

If required, I can also offer an estimated cost of the proposed work, which would hopefully help keep the design within your budget, this again would be charged at £30 per hour plus Vat
